How to Stop Efflorescence in Concrete and Brick

Efflorescence is that white, powdery crust that makes your freshly poured patio or new brick wall look like it’s sweating salt. It’s annoying. It’s unsightly. But it’s also a predictable chemical reaction, not a mystery.

To get rid of it permanently, you have to understand the three things that create it. If any one of these is missing, the white stains don’t happen.

The Chemistry of the White Crust

First, you need soluble salts. These aren’t just sea salt. You might find sulfates, silicates, or sodium chloride in the sand or gravel used to make concrete. Portland cement itself contains salts. Even lime (calcium hydroxide) can react with air to form salts. If your sand wasn’t washed clean, you’ve already started with a loaded gun.

Second, you need water. Water is the transport system. It dissolves those salts and carries them through the masonry.

Third, you need channels. Concrete and brick are not solid. They have microscopic pores. Water wicks through these channels via capillary action. When the water hits the surface and evaporates, the salts are left behind. That’s the bloom.

Where the Moisture Comes From

Knowing the chemistry is half the battle. The hard part is finding the water source.

A common mistake DIYers make is adding too much water to the concrete mix. Yes, you need water for the chemical reaction that cures the concrete, but excess water stays trapped inside. Over weeks, it migrates to the surface, carrying salts with it.

Other sources are external. Groundwater can seep up through a slab. Roof runoff can splash against a foundation wall. Sprinklers can soak the base of a brick veneer. If the moisture doesn’t stop, the efflorescence won’t stop.

Primary vs. Secondary Bloom

Masons call the white dust that appears shortly after construction “new building bloom” or primary efflorescence. This is usually harmless. It’s just the water from the mix evaporating. It can show up weeks or even months after the job is done. Good news? Normal rain and sun usually wash it away. It doesn’t come back.

Secondary efflorescence is the real headache. This happens when external water keeps entering the masonry. It can appear at any time. It will continue as long as the moisture problem exists. If you scrub it off today, it’ll likely return next week unless you fix the leak.

Seasonal changes also play a role. In cool, humid weather, evaporation slows down. Salts have time to travel to the surface before the water dries. In dry summer heat, moisture evaporates so fast that salts never make it out, staying locked inside the stone. So, a wall might look clean in July and crusty in November.

Test for Moisture Before You Clean

Don’t waste money on cleaners if you don’t have to. If the water source isn’t fixed, the stains will return.

You can run a simple moisture test yourself. You don’t need expensive industrial sensors.

  1. Cut a piece of plastic sheeting, about 18 inches square.
  2. Tape all four edges securely to your concrete slab or masonry wall.
  3. Wait 16 hours.

Check the underside of the plastic. If you see condensation, or if the concrete underneath looks dark and damp, you have a moisture problem. That’s your smoking gun.

Efflorescence may appear again, or never go away for good, if you ignore that dampness. Find the leak. Fix the drainage. Seal the cracks. Then worry about the white dust.
